Our Block Management Department is headed by Johanne Coupe MRICS MARLA, one of the partners of Daisy Lettings.
Johanne is a RICS Chartered Surveyor and with over 20 years experience in property management, valuation and surveys you can rest assured that your development is in safe hands.
Our Block Management department is a forward thinking, innovative division with the specialist skills and experience to proactively manage your development and to deliver added value. Our aim is to take away the everyday hassles of living or owning a property in a block with others. Life is stressful enough without worrying if the communal areas will be cleaned this month or whether the insurance premium has been paid. We promise to: Work hard so you don't have to!!
As with Daisy Lettings, the department is already thriving on our established reputation of honesty, integrity and sheer hard work. We appreciate that every block is unique and we therefore tailor make a bespoke package for each and every development we manage. Below is a summary of some of our main services however these will be amended to suit your own requirements:
- Collection of service charges & ground rents
- Manage, review or create a sinking fund for each development
- Draft and agree annual expenditure budgets
- Prepare management accounts
- Attend AGM's & Directors meetings
- Liaise with solicitors in the event of a resident selling – his property
- Administer existing agreements with contractors
- Prepare specifications for major works & manage tenders
- Oversee repairs and maintenance work
- Administer service contracts
- Provide emergency cover for the building & communal parts
- Ensure compliance with current Health & Safety legislation
- Ensure adequate insurance cover exists
- Carry out regular site visits
