Tenants Guide
Reserving a property
Once you have found your ideal home to rent you will be asked to pay a non-refundable holding fee of £200 in order to reserve it. This payment will be credited against your initial invoice prior to moving in.
Please be aware that this payment covers the administration costs in processing your application but does not form any part of a contract.
Should, for any reason, your application be declined, £175 will be retained from your holding fee to cover administration costs. In the unlikely event that the landlord withdraws the property from the market, the holding fee will be refunded in full.
Your application
Once the holding fee has been paid, you will be asked to complete a tenancy application form.
You will need to provide:
- Present & past addresses
- Bank account details
- Employment details & references
- Personal references
- Credit history.
An administration fee of £195+VAT is usually charged for up to and including two applicants.
Further applicants pay an additional fee of £75+VAT each.
Should a Guarantor be required, an administration fee of £75+VAT will be charged.
Once your application has been successful
On or prior to the tenancy commencement date the following is required in the form of cash, Bankers draft or Building Society cheque. If you wish to pay by personal cheque you will need to ensure that it is with our office no later than 8 working days prior to the start of the tenancy:
- One months rent in advance
- Dilapidation’s deposit usually equivalent to six weeks rent. This amount is retained until the end of the tenancy and is refundable provided the terms of the tenancy have been adhered to, that there is no damage to the property and that it has been left in a clean and satisfactory state. Please note that your deposit is protected under an Insured Scheme. An additional £100 deposit will be required if you have cats or dogs living at the property
- Administration fee of £195+VAT (as outlined above) for up to and including two applicants. Further applicants pay an additional £75+VAT each
- Guarantor fee if required (see above)
- The £200 holding fee, already paid, will be deducted from these costs.
Please be aware that without payment we will be unable to let you move in.
General Notes
- The property will usually be let on a six month Assured Shorthold Tenancy. No notice will be accepted during this term

- These bills will be the responsibility of the tenants and must be settled prior to vacating the property

- Rent must be paid monthly by standing order. We will not release keys until we are in receipt of cleared funds and a completed standing order mandate.
